Leasehold Enfranchisement and Lease Extensions can be very complex. A long lease on a property is a valuable asset, however, as the lease term diminishes, the lease becomes a decreasing asset. Essentially, subject to detailed conditions for qualification, Leasehold Enfranchisement and Lease Extension provisions can allow leaseholders to extend the terms of leases, have a greater say in, or completely take over the freehold to a block of flats or leasehold house.

A Dilapidation and Schedule of Condition report is used by a landlord to assess any repairs required to reinstate the condition of a premises as a tenancy draws to a close. This is prepared on the basis of the repairing conditions clause contained in the lease. This allows any repair obligations to be resolved quickly and the landlord is then able to move on with re-letting the premises.
