We specialise in the management of building projects for our clients. For those wishing to modernise their home, carry out alterations or build an extension you should first discuss your proposals with us. This includes building a new home where a property has been bought with the view to demolish and replace it.
We work well with local Architects and equally handle a lot of design work ourselves. We will see the project through the Local Authority Planning process and prepare the technical submission for Building Regulations approval. We then always advise on the preparation of a very detailed schedule of works with full specifications and schedules of specific materials (joinery, flooring, tiling, sanitary ware etc). These together with the plans will make up the tender document to be sent out to contractors for accurate pricing.
We will then administer the contract supervising the execution of the works to ensure that they are correctly carried out to a high standard of workmanship. Monthly accounts are prepared and the costings of any variations or extras are carefully checked against a previously agreed schedule of rates. Close monitoring of the building program and regular site meetings are designed to ensure the project is completed on time.
Once complete we will prepare a detailed snagging list, oversee its execution, agree the final account and ensure all the relevant certificates are issued to you (building control completion certificate, service installations and other self certified installations e.g. double glazing).
We will ensure the project is completed to your satisfaction acting on your instructions at all times in a prompt and efficient manner.
